This project involved the refurbishment of a 5 storey town house in Kensington, It required the entire strip out and removal of the internal structure of the building, leaving just the 4 external walls. The interior was then completely re-built including an extension to the basement.

We were responsible for the entire MEP package, including:-

  • Lighting, power, security, fire alarm
  • Access Control, IRS (Integrated reception system)
  • Radiant and underfloor heating
  • Gas boiler Installation
  • Air conditioning and ventilation
  • Packaged cold water booster
  • Plumbing and drainage installation.

We were required to develop the consultant’s original concept layout drawings into detailed working drawings. This involved careful co-ordination of services within small ceiling voids, risers and structural constraints.

Due to the strong detailing and high quality of finish specified for the project it was essential that we worked closely with the specialist joinery contractors, to deliver the client’s vision to their exacting standards.

Our extensive experience was called upon to offer some alternative engineering solutions to overcome some design issues that were not identified at the original design stage. Our contribution ultimately enabled the client’s concept to be delivered.

CSM were responsible for the complete system design and installation for seven high end town houses and ten apartments.

This involved us planning and installing the complete electrical and mechanical services to the dwellings, along with the communal services such as gated access control and street lighting.

The homes were built to the now Defunct Code 5 for Sustainable Homes standard. This required the inclusion of energy efficient lighting and consideration of future use by disabled users.

Elements of renewable technology were installed in the form of individual Solar PV systems to the houses and a large Solar PV installation to the apartments. Electric vehicle charging points were installed for residents’ use, including an APP based payment system.

For this contract we removed the existing tenant’s electrical installation, which consisted of two separate units. We installed new electrical services to create a large individual unit.

We also designed, installed and commissioned a new 400Amp incoming switch panel and associated sub main distribution. To complete we fitted out office areas to CAT B, and added a new addressable fire detection system throughout together with new high bay warehouse lighting.

Local Authority Fire Alarm and Distribution Board Upgrade

This project required the removal of the existing conventional hard wired fire alarm system. We replaced it with a new BS5839 Part 1 compliant wireless system. This was then linked to a new Aico BS5839 part 6 smart, remotely monitored system, installed within the dwellings.

This was a flagship trial project for CSM. It was critical that we achieved compatibility between the two systems. All works were carried out whilst the building was operational, with many of the residents having varying degrees of social needs.

CSM also upgraded all of the existing insulated distribution boards to new Amendment 3 compliant boards.

Project: Switch Room Testing, Camden, London

CSM were commissioned to carryout testing and upgrade works to the electrical intakes of over 500 buildings.

These works involved testing the communal electrical services and correcting any code 1 and 2 defects. We also ensured that each intake was fitted with the appropriate signage and warning notices.

Project: Local Authority Public Lighting, Camden, London

CSM is currently undertaking an ongoing, borough wide communal lighting upgrade scheme, in connection with the current fire risk assessment (FRA) programme. This work primarily focuses on achieving emergency lighting levels to Camden council’s specific requirements.

This project requires us to work closely with nominated equipment manufacturers. In addition we have installed and trialled new technologies such as Lite IP. This process brings additional monitoring and testing of these systems to the fingertips of the Camden maintenance teams, via tablet and other mobile devices.

Project: Liverpool Street Station, London

CSM were contracted to carry out the complete design and installation of the electrical services, to the new Network Rail and train operating company’s offices and the new mezzanine retail area.

Client grip 5 tender drawings were developed to Form 3 design submissions, including detailed cable calculations and lighting designs along with working drawings and schedules. Careful co-ordination and co-operation with the mechanical and sprinkler contractors was essential to enable the installation of all services within the limited ceiling void space.

Installation works included the fit out of a new 1600 Amp switch room to serve the new accommodation and retail units. Split metered lighting and power distribution boards, plus lighting and power to CAT B standards were applied to the office areas.

Fire damper control along with a CAT6a structured cabling system were also provided by CSM.
